Outside the metro

Three states, and an honest referral beyond them

Licensed in Virginia, Maryland and North Carolina. Property outside those three cannot be originated here, and I will say so on the first call rather than the third.

Elsewhere in Virginia

Hampton Roads, Charlottesville, Fredericksburg and Northern Virginia are all workable remotely. The appraisal and settlement network is different, so add a few days to the timeline.

Maryland and North Carolina

Both licensed. Most of this volume is clients relocating out of Richmond who would rather keep the same broker than start again with a stranger.

Anywhere else

A referral to a broker I know and would use myself, with an introduction rather than a form. No referral fee is paid or accepted in either direction.
