What makes a file here different

Richmond city files are appraisal files. The stock is old, the block-to-block variation is enormous, and a comparable sale two streets away can be a different market entirely. I brief every appraiser with the contract, the recent sales and anything the listing did not show.

Pre-1978 construction means lead-based paint rules apply on FHA and VA files. Peeling exterior paint on a Church Hill porch is the single most common repair call-back in the city, and it is cheaper to address before the appraisal than after.

Manchester and Scott's Addition carry condominium projects that need warrantability review. Owner-occupancy ratio, single-entity ownership and commercial square footage all decide whether a conventional loan is even possible, and that review has to happen before the appraisal, not after.
